"Was a unique experience. No reception. No bar. No Dining Room. No on site parking. Communication was excellent with door code and security keys and mobile number in case of emergencies. The house was very welcoming with a Christmas tree and carols being played and as the house has a "no shoes" policy it would have been more convenient to have a dedicated area for changing footwear rather than the very tiny lobby area. "Traditional seafront B&B that scores well in every aspect: welcoming, friendly and experienced hosts and a charming and characterful seafront property to boot. Comfortable and appealing lounge area. Superb breakfast in the adjacent room, with cereals, fruits, yoghurts and croissants etc to pick in advance. Comfortable bed and nice ensuite. We stayed in the ground floor room (Room 1), which I believe is the smallest double room"

"For the price was very good just a few negatives 1) I asked if i could leave my luggage before booking in time and was told yes and given code to enter.....but no one came so for security reasons i could not really leave it. 2) No word done on room between my 3 nights stay 3) long life milk was curdled ? down to very hot weather?)"

"Lovely property right on the seafront. Within 2 minutes walk of bars and restaurants in St Leonards and 15 minutes walk of Hastings town. Lovely owner, very welcoming. Comfy, clean rooms. "

"3 of us stayed in the 3 single bed family room on a room only basis the room was extremely clean with en suite shower room. The beds were very comfortable tea and coffee was supplied and when we needed more milk they bought us more. The room also had doors out to a little patio area overlooking a pool with fish and a lawn beyond."

"Nice friendly staff helpful and accommodating let us check in early and out later. Breakfast was good lots of extra coffee as requested. Nice and quiet. Our shower was very small for me being 6 foot but didn’t affect how nice our stay was overall would definitely recommend it. "

"We loved our room, good size, fab high ceiling, sea view. Really quiet even though it is on the sea front. Parking easy and reasonable price in underground car park ( look it up before you go to find the entrance road). Fridge in room was a bonus. Bath was huge and shower perfectly effective with really hot water. Armine was lovely. Would definitely stay again. "
