"Best bits of this hotel - easy self check in and check out. Everything else is really quite basic which corresponds the price. It is great if you need to stay somewhere as you wait over for a flights in Edinburgh. Tram stops are in a walkable distance, or we just walked to the centre - I think it took us less than hour. "This was such a find! A beautiful, quirky boat, all finished to a high standard, very comfortable, fab breakfast, friendly staff always available. With lovely bars and restaurants within a few minutes walk and a regular tram into Edinburgh centre. Absolutely perfect 5*****"

"I can’t say enough good things about this place. The staff were so incredibly friendly, it was easily accessible from the city centre by the number 7, 14 or 11 buses and it’s quiet. The bed was super comfy and all other amenities were excellent. I was pretty jet lagged so I appreciated coming to this quiet area and resting. Thank you for everything and I will for sure be back!"

"Stayed for 1 night while in the city for a family event. Decor is dated in places but the room was comfortable and clean. We stayed in one of the rooms that had a shared bathroom. The bathroom was also very clean but the shower was poor (freezing cold or roasting hot, no middle ground). Express check-in and check out was quick and very convenient. "Been many times. A hidden jem. Lots of different types and sizes of accomodation. Swimming pool, putting, snooker, toddler soft play, woods, horses, rabbits, wildlife. Lovely estate for walks. Bistro. Private. Great for kids. 20 minutes from St Andrews. "

"Arriving late on a dark evening, it looked unwelcoming - but the lass on reception made up for that! The room was large and warm, with wooden furniture, and the "curtains" were wooden shutters: it felt friendly. Characterful: the ceiling must have been about 4m up, an a bit of box trim (proably hiding pipework) made a useful seat or low shelf. Everything worked. The station was a 5 minute walk, town centre likewise. I'd go back if in the area again."

"Happy with the stay, would like to have the website updated as stated breakfast available but this is no longer an option. Bed was hard compared to my normal bed, although that could just be my preference. Luke and Andy, fantastic hosts. Would be happy to return but would choose ensuite facilitates next time. "

"It's basically on the Royal Mile so it's super easy to get to & you won't get lost. When i went to bed, some girls had left the bathroom kind of gross, but when i got up in the morning, I was so happy to find that it had been cleaned up. People were pretty respectful of quiet places which is always appreciated. I was in a mixed room but i felt very safe, something I value as a single chick. Staff was very pleasant & asked if there was anything they could improve on my way out. It was a good experience all around! "

"Excellent location to explore the city from. Less than a five minute walk from Waverley station and walking distance to lots of the tourist attractions. The staff were really friendly and helpful. We stayed in a suite which was fantastic. The king size bed was really comfortable. Lovely free standing bath and huge shower in the bathroom. Great high quality toiletries too and the bathrobes and slippers were a lovely touch. Great room to unwind in after a day exploring the city. We didn’t use the gym as it looked small. Mainly cardio machines with a few free weights and no benches. But the pool was lovely and warm and the sauna and steam rooms were great to use after a swim. "
