We’ve had the most wonderful time here. Staff are exceptional. Nothing is too much trouble. The rooms are immaculate and very comfortable. I have nothing but very high praise for every part of our stay. Will definitely be back again

The staff are great: gracious, helpful and always available to assist. But the rooms are overheated and have poor ventilation and fresh air. The very first room I stayed in was incredibly hot…the second room was an improvement with a window that could open albeit the view was walls with pipes and the final room had heating that was more comfortable and controllable. The bar staff were excellent as were the reception staff.

The property was in a great location. Near the station and between the old town and the new town. Our loo was a bit noisy and there was no view but the view at breakfast was excellent. Staff were so friendly. Great breakfast and lovely cocktails. Will definitely recommend.

Good location, helpful staff and reasonable accomodation. Virtually opposite the Scott Monument and on the arterial road (Princes Street) with Waverley station an easy 5 minutes walk away and good tram/bus links to the airport. 5 mins past Waverley Station, you've walked onto the Royal Mile leading to Edinburgh Castle at one end with Holyrood Palace at the other. Friendly and assistive staff at the hotel with reasonable standard of breakfast buffet and range of evening meals. Small bar and seating area. I thoroughly recommend this hotel as an alternative to the big name hotels.

Our room (111) overlooked Princes St. Surprisingly quite noisy with bus, tram traffic plus passersby singing, laughing and generally carrying on most of the night. Can’t recommend although Colin was most helpful and obliging.

This hotel was clean and staff were friendly. The only complaint was that it was very cold at night even with the heater on. The windows have a draft and bangs in the winds. The hotel is in front of the Scott monument, and the Christmas market/fair is here too. You will hear crowds and screaming until 10pm. This didn't bother me but it is something to consider if you stay here.

The most awful breakfast!!! And other faults, but some good... I didn't notice, when booking, there are steps inside and then a flight of stairs to access reception. Not great with a case. Check in was ok. I did wonder with the old fashioned key whether that was an indicator of what was to come. It was. My room was not at all like the pictures for that type of room. The carpet inspired me to keep my shoes on. The room was small. Almost impossible to walk along the left side of the bed due to the 'wardrobe' clothes rack, when used, taking up that space. The dark wood furniture was chipped. There were no available plug sockets by the bed. There was actually only one available socket as furniture was used to prevent access to other sockets. The kettle was clean and efficient and the biscuits were lovely. The bathroom was modern, and clean, towels were harshly scratchy, no face cloths. The water in the sink was fabulously hot though. The bed was comfy. The sheets felt like a 3* quality (thin). The breakfast was truly awful. It was £15. The 'hot' food on the buffet was barely warm. The sausages had no 'cooked' colour and were sat in 2cm of oil. The mushrooms were watery. The bacon folded up and either oven cooked or microwaved to 'barely cooked' status. The orange juice was truly awful and had a nasty and odd aftertaste. The coffee came out of an urn! When I went up to get some toast, the staff cleared away my plate and cup (I hadn't finished!). Overall, expensive & tired

Hotel staff was excellent. Lewis helped with bags and train travel. Bharath assisted with getting me a phone charger and Pawel was great waiter. Can not wait to visit hotel again!

We would stay here again because of the reasonable price for the area, other hotels in the area are much higher, because it is an easy walk up to the Royal Mile, across the street from the train station, two blocks from the bus station, two blocks from the airport tram. A very good location. The trade off is that it is an older hotel. A flight of stairs to the front desk, but you can get help with your luggage. One small elevator, at least there is an elevator. Good food in the restaurant. There was construction going on next door, and they started at 5:45am. The shower would go from warm to hot real fast and over and over, and stepping out of the shower was a challenge, the bottom of the tub was several inches higher than the floor. But, like we said, we would stay here again because of the price and location.

Lovely hotel, old but clean and the staff were very friendly all round the hotel whichever roles they were in. Our room was quite small but adequate for our needs. It is a little dated in the room and there are no sockets next to the bed. It was expensive for such a small room but the location was brilliant on Princes Street which comes at a cost

Really good location and comfortable
The location is excellent; you can walk anywhere in the city in under 15 minutes. I stayed in the Junior Double room, which was very comfortable and cozy, as well as clean. It had a small window overlooking an interior patio, but that didn’t bother me given the purpose of my stay. The bathroom with a bathtub was also clean. Bed really comfortable too. One thing I didn’t quite understand was why there were several holes around the room, which I ended up covering with paper since, traveling alone, it was a bit unsettling. Overall, I have a very positive impression of this hotel and would definitely stay here again!

An old building, beautifully maintained with lots of original features. Wooden floors (carpeted) outside bedrooms creak a lot & can be disturbing at night. Good breakfast. Staff are friendly & professional, No phones in rooms. Bar "mixer" prices somewhat excessive. Location is excellent with great access to buses and trams. Thoroughly enjoyed my stay!!!!
