This hotel beat my expectations. Such a cute, simple and clean beachfront property. Staff was extremely accommodating and answered any questions for us. Besides being directly on the beach, it is very close to many good bars and restaurants. I highly recommend this place and will book again if I am back in Tulum.

Property was exactly as advertised. Staff were incredibly friendly and helpful. Hotel is low-key, quiet, and mellow. Great location on the beach with easy access to restaurants, bars, etc... The communal kitchen was a nice amenity. Beach had nice loungers/palapas for guest use.

This place was perfect! The staff are exceptional and make you feel at home. The property is gorgeous and right on water. The room was cozy and just right. I would 100% come back here! I did not want to leave.

Great stay!
We stayed here recently in mid-January. The hotel staff was amazingly nice, helpful and attentive. Your room is stocked with two free bottles of water every day which is great (they also had a water cooler on site so you could full up your own water bottle, I thought that was really helpful). There’s a little shared kitchenette to make coffee or cook (we used it to have snacks in the morning but there were pots/pans so you could essentially make a whole meal). The rooms were clean, house keeping was great and always replenished any toiletries we needed (shampoo, conditioner and body wash) and there were fresh towels and sheets every day. The air conditioning only works from 8pm until 8am, which is fine for us because we did spend most of the day on the beach or wandering around. The hotel is RIGHT on the beautiful beach, there wasn't any sea weed issues I read about. The beach loungers were SO comfortable, big cushions along with little side tables, we sat there for hours enjoying the ocean. The hotel doesn’t have a bar or restaurant but there is a bar right next door and several other restaurants/bars super close by on the beach. Also wanted to note that there isn’t a safe in the room, which I was surprised at first but didn’t really worry about, we don’t bring any valuables besides our passports. There was always someone on site though, whether it was at the front desk or night security. Enjoyed our stay here would definitely come again!

Keniza Beach Hotel was conveniently situated right on Tulum Beach and next to many restaurants, bars, and shopping. Its property included beach loungers, towels, a community kitchen with drinking water provided, and use of the kayak with a reservation. It features beautiful murals by an Oaxacan artist and spaces to sit around/chat/enjoy the scenery. Very Bohemian and laid-back. Overall, I enjoyed my experience and would recommend it to those wanting a place by the beach. In the room I stayed in, wifi worked well, the beds were comfortable, and two fans were provided. AC only works from 8 pm to 8 am. We visited in December so the weather was perfect without AC so AC might be necessary during the hotter or more humid times of the year. Staff were excellent in responding to my concerns and inquiries.

Super loud construction noise at 6am in the morning. The room wasn’t clean and we had to switch to another room but then the air condition was broken at night so we have to switch back to our old room. Wasn’t a good experience overall

Nice stay at Keniza
Lolita and Sam make you feel like FAMILY when you stay at Keniza. Lolita did an incredible job communicating with us ahead of our stay about transportation, check-in, etc. Once we arrived, Sam was always there with a big smile ready to help us, telling us about the hotel, the area, things to do, etc. Location of Keniza is perfect for exploring Tulum, everything is just a quick walk down the beach. And the hotel is a great place to unwind at the end of the day or at the beach (without paying exorbitant fees that other hotels in the area charge).

The staff couldn't have been friendlier or more helpful. The location was perfect for strolling the beach strip and lounging in the sand. The communal kitchen was nice to have to be able to make some meals and cocktails at 'home'. We really didn't want to leave!

Nice location, clunky-unideal stay
It seems Keniza is going through some major changes. We originally booke Keira’s beach house and it changed its name a few weeks before we arrived. The hotel was still working out the kinks. There were spaces around the property that were used as storage instead of open guest areas. We had no hot water in our room. Our transportation from the airport no-showed. The room was a bit musty and damp. The hotel takes “eco” hotel to a new level. No coffee in rooms. No hairdryers or electric appliances allowed to be plugged in. No breakfast service. Basically, it’s a nice location with friendly staff (if you can find them). Sam (at reception) and Lolita (lives on the property) were super helpful with all our “issues”, but at the end of the day, it was a beautiful stay with “first world” frustrations. Both Sam and Lolita recognized the issues that resulted in a less than ideal stay for us and they bent over backwards to try and resolve them. Their actions definitely helped! They upgraded us to the penthouse due to our issues and considering we seemed to be the only guests there. The penthouse room has a beautiful balcony facing the ocean, but is no nicer or more high end than the other rooms — just slightly bigger. The beach wasn’t combed in the mornings so seaweed was an issue. All in all, I can’t wait to come back to Tulum, but I’ll let Keniza work out its kinks before returning here.

We loved staying at Kira's Beach House. Pros: -Area is great and you get to have your own private beach. Room 5 is the best because it's beach front and you get a balcony with two lounge chairs. The view is amazing! (We stayed in room -You get access to a kitchen and refrigerator. We went to the closest supermarket and bought coffee, creamer, and beer. -The host is super friendly and accessible at all times. -This hotel doesn't have a bar that is staffed but the hotel next door does. We were able to buy drinks from them and sit in our lounge chairs (DON'T have breakfast there! They used paced picante sauce for our huevo rancheros. That is a sin given that we are in Mexico.) Cons: -When we were there (November 2018) there was construction going on so the place looked a little disheveled especially the kitchen. It needs a little more cleanliness. -Leave your iron, blow dryer, and flat iron at home! The hotel is eco friendly and doesn't allow for you to iron your clothes, blow dry, or flat iron your hair. -I wish they still had the breakfast option. It's hard to find a good spot for breakfast. (You have to go El Barracuda Restaurant frekin bomb!) -The seaweed sucks! We visited Tulum in 2014 and the beach was turquoise and amazing! Not the case now. There was long rows of seaweed everywhere. The beach was dark filled with seaweed. It was a nuisance when getting in the water and having to look at the rows of seaweed. Kira's is worth the stay! We will definitely be back!

The hotel was below our expectations. First of all, we arrived at night and had a very hard time with finding the hotel because there were no signs and the entrance looks like a house rather than a business. Then we couldn't get in for half an hour because the door was locked and no one responded even though we ringed the doorbell all throughout this time. Finally someone from next door helped us get in by shouting to the receptionist who was staying in her room on the second floor. After checking in, we settled in our room and soon after, we found out the water is not working so no flushing the toilet or showers for that night. Another disappointment was that the breakfast was removed from our reservation (with a small refund of $5/person/day) and the whole place was half under construction. It seemed like we were the only guests in the place as they were going through some restoration. By the way, they don't allow using hair driers or flat irons, because electrical system cannot support the load apparently. The only good thing was that the receptionist lady was very friendly and kind and tried to help us out given the circumstances. She also upgraded our room to one with ocean view, but as I've mentioned, the whole place was empty anyway. The hotel has a nice location in Tulum and some nice views of the ocean and the beach but it definitely needs some improvement of hotel facade, amenities and service. It's definitely over priced given what is being offered.

Honeymoon at Kira’s
Our stay at Kira’s was amazing. The location directly on the beach was perfect. We came during off season and were upgraded to an amazing room with a huge terrace overlooking the ocean. Lola who works there was so sweet, welcoming, and accommodating. You are right in the middle of everything on the main beach road, and can easily walk to some of the best places in Tulum. We can’t wait to go back!

What a great place to stay in south Tulum!
We actually stayed at Kira's during some renovations and upgrades but we never heard work going on and it did not affect our stay at all. Our ocean view room was fantastic and the constant ocean breezes kept the room very comfortable during the daytime when the A/C is off. The coming upgrades will allow for all day A/C use I am told. Our host, Lolita, was always there to assist with answers or recommendations. Overall, it's a beautiful property along a gorgeous stretch of beach.

Kiras beach house- A must book in Tulum!
We had the most incredible experience at Kiras beach house in tulum for our honeymoon! The manager was very kind and accommodating, he even upgraded us to the sea view room as it was our honeymoon! The room was immaculate and was well air conditioned throughout the night. There is no bar but you can have your food and drinks from next door brought over to you which was great. We cannot recommend this place enough and hope to return again sometime. Thanks Thomas and Kiras beach house!

Excellent location, right on the beach. Near a lot of other restaurants, hotels, bars but still quiet. Staff was helpful. Less amenities than some of the bigger hotels nearby so I'll give it 4 stars but I have no complaints overall.

We recently stayed at Kira’s beach house and couldn’t have been more impressed. The room was exceptionally clean, breakfast was served fresh every morning and the location is ideal walking distance to many bars/restaurants. The staff was very helpful in recommending things to do and places to go. I would definitely stay here again.

Kira's Beach House is a prime spot to stay in Tulum. The location is A++ and if this place had a "walking score" it would be 1 trillion percent. I was in Tulum for my friend's wedding. Some of my other friends were spending close to a grand a night to stay at Sonora which is only a few buildings up from Kira's. And their rooms weren't even on the beach side of the road. Yes, the uber upscale resorts hotels like Sonora have nicer amenities. But if you want cool vibes, friendly staff, clean rooms, good breakfast and awesome location at a reasonable price then stay at Kira's. If you have unlimited funds and you are super bougie... then heck you should also stay at Kira's. There is no shortage of expensive bougie stuff to do in Tulum.
