All hotel staff are unfailingly polite and professional, plus spoke decent english. Messaging them ahead of time though, requires you to be proactive as they are busy.
In the Queen Comfort Room, as a solo guest, I had good space but two people will be tighter so you have to move stuff around.
I prefer not to keep my suitcases on the floor of my hotel rooms so to do this, I had the folding luggage rack and the ottoman/footrest of the sitting chair as an elevated space for my large check-in bag.
I used the fridge cabinet to hold up my smaller suitcase and leaned the top half of that suitcase against the wall.
Using 2 of the three stools (two of which double as a mini nightstand) in the room to hold up more luggage would have also been an option too.
This is because the desk is tiny. It's a triangle attached to the fridge and the wall that has a small bose speaker, the phone, and a small valet. The bose speaker and valet immediate got moved to the TV shelf (no stand) so that I could use that space for my daypack and shopping.
Couldn't get the window open. Didn't use the shallow closet. Would have traded it for more desk space.
The room is clean but I did find a long hair as well as maybe an old stain on the shower curtain but not a huge problem. The bathroom needs one more towel rack/grab handle.
The hotel is close to several trains (avoid Kanda Station with its confusing exits), walkable to Tokyo Sta. and has a small restaurant. Quiet area.
Would stay at again.
