The fridge was dirty, had open drinks left in, there were no wash cloths, you have to help yourself from the closet which is on first floor however, there were none left. The cabinet under the sink was dirty and the sink was clogged. Parking is mostly for small compact cars, if you have a bigger vehicle you might have to find parking on the street because is difficult to fit in the spots. It is an avarage hotel , convenient location, ok if you keep expectation on the low side.

I stayed at this same property 3 years ago under different ownership and it was much nicer then. Both the rug and the floor had sand in some areas. The room could be seen from parking lot but the room didn’t have sheer privacy curtains There were very few lights so drawing black out drapes for privacy not ideal. The hair and bath products provided were low quality with very masculine rather than neutral scent. But it’s a 5 minute walk to a great beach with plenty of dining in walking distance.

Great location with easy access to the beach, dining and coffee shop. It was hard to get a good night sleep because of the noise coming from the street and the air conditioning unit. The shower felt uncomfortable with water spilling everywhere, but a modern shower head would be an easy fix.

Super clean rooms. Clean comfy beds. Air conditioning was great. So nice to have a mini fridge in the room and quick to run down to the lounge and use microwaves when needed. Pool was so nice and clean. Literally across the street from the beach. All good things to say about our stay!

This was the perfect beach hotel. We were able to easily walk to a very nice family friendly beach. There were a handful of restaurants close by. Breakfast could have been easier if they had some basics in the hotel lounge.

Great Location - Poor Condition The good: Great location for a beach stay. The beach is about a 100 yards away and the best part is there is not a lot of public parking around it, so it is not crowded. Beautiful location as far as that goes. And for the price, a great value. You’d be hard-pressed to find a hotel at that rate that close to the beach. The Bad: Either the hotel is right on the edge when it comes to profitability, or they have an owner that just doesn’t want to put money into it. When we arrived our toilet seat was broke, the shower was clogged, there was no phone in the room, a towel had stains on it, the lobby smelled badly, very poor condition. They don’t give you a door card, everything is keypad entry (hotel access, room access), which would be fine if the keypads actually worked. At one point we were standing outside the hotel for about three minutes just trying to get in. Last, they have parking, but it helps if you drive a bicycle. The spaces are so small you’re going to have to squeeze to get in if somone parks next to you.

Killer location. Great food near by and coffee. And of course a few feet to the beach. Staff is top notch and we’re very willing to offer help with anything and everything. They have all kinds of fun things you can use at the beach to borrow and they loved sharing! Only stinky part is the room cleanliness was rough. Weird picks for high use hotel items. Not sure they are really appropriate. You can tell they were picked by someone who didn’t have the best knowledge. That said, location, location, location! So……

I didn’t read the reviews before booking. There was hair in my shower. But I just removed it. The tub has mold all around it. And when I misplaced a bottle of hair gel, I looked under the bed and grabbed a half used bottle of something really gross that can’t be named here from the previous occupant. Under the bed was disgusting on another level. The hotel needs to fire the cleaning staff and start over. The photos are super misleading. Would not stay here again, there are better places for the price.

This place is right on the PCH very noisy. Also has a light that is on the deck out side the glass door that you can’t turn off. So if light and noise doesn’t bother you if would be ok. It is close to the beach.

Great location. Comfortable bed. Staff at desk upon arrival awesome. Room was less than expected. Hair on bathroom floor. And on bed. Old contact ( eye) on floor. No chairs on balcony so didn’t use it and it was extra $. I would probably stay here again but would not waste my money on a rom with a balcony right by the nosy street.

This place is beyond awesome. Super clean , great renovations and just a cool laid back vibe all together. I’ve seen a few questionable reviews and I completely do not understand why. Take me at my word and book this place. We ll absolutely return when in Newport. Awesome view of the beach from a block up and super convenient walking distance. Shops and eateries around the area fulfill all you need. 5 star all the way

It was a last minute stay and we definitely enjoyed it! We walked over to the beach in two minutes and the pool was open. Rooms were clean and staff is nice! We are definitely coming back.

Nice place to stay close to the beach. Spartan but had everything that I needed and was clean. A bit of a party/surfer spot so lots of activity at night but cranked the AC and all was good. It's so nice to be so close to the beach and the $20 parking prepay was worth it as they have a few lots.
