Property did not meet expectations according to reviews read online. Property was run down and could be cleaner. Beds were comfortable. Price was ok but disappointed in property. Would not stay there again. Would look for another budget friendly property

No one was physically on site to help. We stayed there for 3-nights. The two mattresses were too old and soft caused my husband severe muscle pain after second night.

It is in a convenient location, but the place needs serious renovation and cleaning. I spilled water on the bathroom floor used a towel to wipe it up, the towel was muddy brown. Needless to say I did not shower there.

We saw no staff except the cleaning person occasionally working on rooms. She was very nice and gave us clean towels at some point when we asked since there was no service in the room even for those of us staying five nights. It was clean, no bugs and nice shower. Light bulbs were out, and the place needed more care in my opinion.

It was filthy, it’s one thing to be old and clean. It’s another thing to be old and dirty. I took a picture of it and sent it to the staff who didn’t even reply. I checked in late, so they just gave me a code to the door and no one talked to me ever I checked out by sending them a text.

Reasonable cost for area. Nice room & couch. Good supplies. AC good. Plenty of food, sights, stores. Moab is a tourist town. Owner communication was great. He helped with a couple of things too.

This is an adequate and overall cleanly motel, but no more than that. The building itself looks like it was put together from mobile homes, the interior is somewhat bleak, there was no manager on site (the entry code for the room was texted by the manager), the rooms themselves are quite small - considerably more so than the photos would suggest, and there was no breakfast (but there are places to eat and buy groceries nearby.) OK in a limited way for an overnight stay. Is cramped enough that it could be a challenge staying there with small children, especially in bad weather.

Overpriced for room condition. Buildings and surroundings in disrepair. No one on site for issues (building is managed remotely).

This is a basic and adequate setup with limited amenities and no lobby/desk person. The room was clean and comfortable which is the most important thing after a day of adventure in Moab.

This place was a fine cheap stay close to Arches. Decor was from a few decades ago but rooms were clean. No one working at front desk so you had to call/text which was inconvenient. Fine option considering you get what you pay for.

Manager promised to apply this July reservation $$ to a future visit but when I went in Sept. using his website, I got a few excuses and charged maximum amount. I ended up paying $298 per night to stay in a dirty room with leaky bathroom, faulty AC, unlocked windows, multiple electrical issues. In my opinion, Zack is a crook. Never again.

This just had a weird vibe to it, although it wasn't bad once I got into the room. Two broken down cars out front being repaired, a reception desk with no sign of any staff (but they were friendly and helpful once I got them on the phone), a motorbike above the front door, a faint smell (maybe cigarette smoke?) in the hallway but all OK inside the room. The floor is lino (fake wood panelling) not carpet, and wasn't the cleanest. There's plenty of space, with sort of a walk-in closet for storing clothes. The place generally feels friendly but a little bit run down. I had a scary moment being trapped in the bathroom with a malfunctioning door handle, and had to kick the door quite hard to get it open. When I reported it to the manager, he was very apologetic and promised to get it fixed right away, so hopefully it's all good by the time you're reading this. The location is good, at the south end of town, a bit quieter than the centre but still convenient for shops and cafes. There are complimentary copies of the "Moab Happenings" newspaper in the foyer. Pick one up: there's more happening in Moab than I expected!
