Lovely place, perfectly situated in the best part of Skegness. We were, unexpectedly, given a sea view room which was really appreciated. Huge choice of cereals at breakfast and a piping hot ‘fry up’ to follow.
All really good.
Very close to the beach. Room clean. Breakfast delicious.

Really nice B&B for the price, only things that let it down were the valance sheet on the be d was dirty and the mushrooms for breakfast need to be fried not boiled. Close to the beach and every thing was close by.
Owner waiting to greet us when we arrived. Room really clean. The complimentary tea/coffee tray included 2 bottles of water and biscuits. Bathroom spotless. Decent size tv. Breakfast lovely and quick. Best guest house we have stayed in for this very reasonable price. Have already booked a second stay.
Room was on third floor with steep steps and very small, bathroom very small and shower hardly worth using

Basic but clean.
We were welcomed by a very friendly gentleman who was extremely knowledgable about the area.
Our room was basic but tidy it needs updating such as mattress on the bed, lampshades and finishing touches.
We paid for a kingside bed but only got a double.
However saying that for the couple of days we were there, I would stay again.
