Property is a nice budget option. Comfortable bed and hot shower, with good WiFi. Located is a few clocks from the metro Mackenzie stop and Rebublica station. Use good judgement at night but the area is reasonably safe for walking during the day and for foreigners, I would recommend Uber at night.

Decent enough for the price.
I stayed at a suite but it was across a bar. It was too loud and this was in the afternoon on a weekday. I requested to change rooms and luckily they found me one but a smaller room. The neighbors are noisy as well. The suite was an average of ₱2500 (discounted) then the standard room was I think ₱2200 per night. You would hear knocking and stomping all throughout the evening. They don’t offer cleaning services because it’s an apartment. I stayed at 212. It was quieter but you can still hear loud music. The room is good. Liquid soap and dish soap were empty. They have a stove but you’re not allowed to cook and no kettle because the apartments are fully booked. For the price, you can’t really complain.

O hotel é bom, muito próximo de alguns pontos que todo mundo deve conhecer em São Paulo, como Galeria do Rock, rua Augusta, Avenida Paulista, Anhangabaú entre outros! Oferece diversas utilidades pra comprar numa lojinha interna. A cama é ótima, ar condicionado excelente, banheiro perfeito, o único problema que tivemos, como alguns outros hóspedes também relataram é sobre a acústica, ficamos no segundo andar do lado da rua e o barulho realmente incomodava. O atendimento da recepção foi super atencioso e rápido. Recomendo pelo custo benefício.

Vale a pena se você desejar apenas descansar no flat. Fica bem localizado, próximo à Mackenzie, ao metrô Higienópolis, farmácias, supermercado Oxxo e bares e restaurantes mais populares. Contudo, fica localizado numa área que tem vários bares (badaladinhos) e o som das músicas fica praticamente dentro do seu quarto. Se você desejar silêncio este lugar não é para você. Por fim, a estrutura é um pouco precária: anunciam que tem utensílios de cozinha e não possuem. Se você pede, dizem que não tem disponibilidade. O atendimento é precário, as pessoas não são cordiais e simpáticas (sérias e plenamente objetivas).
