Our host was very friendly and had everything in order. He provided a lovely breakfast in the mornings. We especially loved sitting in his backyard under a canopy where we could eat or just relax.

The property was beautiful, our room had a balcony woth a great view and it was nice for relaxing at the end of the day. We took the metro to Vatican City very easily and, although the walk was long, we enjoyed walking to the Pantheon. The restaraunts were great and filled with locals during peak season (mid July), which isn't something we expected but was a happy surprise!

The property is in a great location. It is in walking distance to stores, restaurants, ATMs, etc. and is in a very safe neighborhood. The owner is extremely nice and helped me more than once with some problems I had. I will definitely come back and highly recommend this property.

Had a lovely stay here recently. Is in a nice quiet location, close to a supermarket and San Giovanni metro. Owner (Vincenzo) is very friendly and accommodating and provided a lovely breakfast every morning. He provided a map of the area and directions to all the main sites. Room was a studio with a little kitchen area and was perfect. Weather was warm but air con kept the room comfortable. Vincenzo also organised a taxi to take us back to the airport. It was more expensive than a cab from Termini but we didn’t mind paying the extra so we didn’t have to cart our luggage on the metro. Would stay again and was a great base to explore Rome. Thank you Vincenzo!

Vincenzo is such a delightful B&B owner. There is nothing he does not know about Rome and is willing to answer any questions. If you have problems while in Rome he is more than willing to help out. The breakfast is varied and very good.

If you are a seasoned traveler you will love this place. It is a real neighborhood and the owner of this place can give you amazing recommendations for both the center and local places (maybe one of best gelatarias I’ve ever been to is down the road). The walk to the Colloseo is not bad, there is a pretty park with a playground on way, and seriously you should go to the Terme Caracalla(sp?): it is an amazing, beautiful place whether you a history buff or not! Also by the closest metro San Giovanni there is a fast food place selling all different flavors of arancini—for a vegetarian who has family in Sicily, this was heavenly! We were lucky in that there was a little street festival going on while we were there, lots of local pride on display, super cute. And don’t be scared of the metro: i usually am because I used to live in London and it is daunting and $$— but here it cost 1.50 and the machines are in English too.

Amazing experience
Amazing experience! Beautiful house and very attentive owners. They provided us with a map and outlined all of the places we should visit in Rome both well known and for a unique experience. Great location, a few stops on the metro from central Rome. Would definitely stay here again.

One of the loveliest places to stay in Rome
Being a regular traveler, I pay very serious attention to housing problems. And even more picky I am when I decide to stay somewhere for a long time. That is why when planning this 20-day trip to Rome/Italy I decided to book lodging in advance, when the choice was thorough enough. The previous time in Rome my wife and I stayed in the very central part of the city, on Piazza Venezia, in a high-ranked hotel. And we could appreciate at its true value living close to all the main attractions. But we could not afford staying for three weeks in such a pricy hotel during high tourist season. Besides, most center-based hotels in Rome have very cramped rooms with tiny showers, leaving bruises on your elbows each time. Absence of kitchen and even comfortable place to eat in is also a problem. That is why the choice fell on St. John Villa. And it was a wonderful choice! Cozy apartment with plenty of space, private bath, balcony, full-size kitchen, place to eat in (in addition to spacy shared breakfast room with beautiful citrus plant garden) was situated in rather uncommon for Rome quiet environment. (By the way, own kitchen is of great importance in the country, where most of the restaurants close for siesta at the time when the rest of the world prefers to have dinner and re-open at the time when serious tourists are preparing for bed.) In addition, proximity to the most interesting attractions and communications was very useful.

Nice and quaint, clean. Ideal for couples.
As a single women travelling alone i found this hotel a bit off the beaten path. I felt nervous walking back to hotel at night as it was not on a major route. I did not find the owner very helpful when i asked if there was an easier route to find the hotel. The fact that i could not get a cab at all did not help the situation. However if I was with a companion this would not have been an issue. Ideal for couples. It was very clean, and decorated with taste.
