I loved the location, is a 3 minute walk to Nishiki Market and all the food area. The staff are so nice, the room was clean. The only one thing is that one of our beds was uncomfortable.
Excellent hotel. Courteous staff. Great location. Easy transport options close to bus and subway and keihan line. Good option with a family

Perfect location
The location is perfect for Nishiki and Teramachi Markets. There is a weird smell in the room when we first entered and the interior design is not pleasing to the eye. Towels had a weird smell too. But the man and lady at the desk are both very friendly and attentive. We had pasta and mango smoothie at their resto Reims Japone and it was quite good!
This hotel could not have been in a better location! We were steps away from teramachi street and the Nishiki market. The room was clean, and the staff was very very nice, always waving and greeting us when we arrived. The room wasn’t the largest for our family of 5 but what do you expect from Japan. We had concerns about the strength of the air conditioning at first but it cooled off quickly after the hotel staff advised us to aim the vent upwards. After returning home, I realized I had left one of my Cogimyun souvenirs behind 🙁 in this room but of course, this isn’t the hotels fault. We would definitely return again! Great location at a very good price.

Great location and very friendly staff. Very handy complimentary coffee/tea maker in the lobby. Only complaint is that the 2nd floor room had low light. ZERO light from window and not enough lighting inside. Fridge was adequately cold. But tv was not a smart tv and no English channels. No problems with A/C or hot water. Everything was clean. Bed was comfy but duvet was too short for my feet (and I’m average height).

My partner and I stayed here for five nights. The hotel was in a great location - just round the corner from the markets, and there were plenty of beautiful boutique stores in the neighborhood too if that’s your thing!
While the room was quiet and food for us for the most part, there were a few things that we would have personally preferred.
1. The hotel has just one key per room, and they insist that guests drop their room key off at reception before leaving the building.
2. The cleaning service had to be arranged at the beginning of the trip. So rather than having the signage on the door for fresh towels, etc. guests are asked to inform the reception upon arrival.
The towels that we did receive were quite thin and smelled of cooking food - possibly from where they were hung to dry?
3. The bed was not the most comfortable. If you like a soft bed, this may be a problem.
4. We had a room where the window was against the wall of the building next to us.
This made the whole room dark round the clock, and it was hard to apply makeup in the morning.
5. The fan in the bathroom wasn’t powerful enough to collect the steam which made it near impossible to dry long hair - especially on the more humid days.
Kyoto was our favourite place in Japan partly due to the hotel's location so close to Nishiki Market, Gion and Nijo jo. It was also convenient to travel to Arishima.
Hotel near shopping. Basic hotel, okay for a night or two. Odd that you have to leave your key at the front desk anytime you leave the hotel and then pick it up when you get back. Beds could be softer. Convenient to have 7Eleven across the street. Friendly staff.
This property is located 4mins walk from the Nishiki Market on the same street. It is directly behind an open air mall and within walking distance of several shrines as well as the trains. Perfect place to stay when in Kyoto. Looking forward to returning

Tiny, smelly, old run-down room and ensuite, but excellent❤️ location, with friendly helpful staff😍 that has free excellent coffee machine at break-out area near reception.
The building smells like mold and feels like you're trapped inside with humanity. I would suggest maybe doing a mold test since my friend and I couldn’t breathe in our room. It’s a nice hotel and close to the market. Towels smell weird, the water was foggy, and the shower head doesn’t stay still when it’s on.
