"Let’s get the slight negatives out of the way first. 1) It’s a LONG way from the city and is over an hour on public transport. (2) the decor is slightly tired (3) The televisions can be on a little loud in the downstairs lounges. Other than that - ITS WONDERFUL! We enjoyed our stay, staff were friendly, it was reasonably priced and value for money. "The staff was exemplar! We needed a taxi at 4:00AM in the morning, and the front desk guy patiently helped us, he called around and did his best to see if he could arrange one. We got to our bus terminal on time becuz of him. All in all, a bang for your buck, and hospitable. "

"The pool and bar area were good; clean, fun and good food/service. But sofa bed was very poor; no comfort as the mattress has warn though and to say that you could feel the frame underneath is an understatement! Whilst the air conditioning in the accommodation was fab, the ants in the bathroom and running water that lurched from cold to boiling no so great when trying to wash. Also staff at the restaurant were on the rude side, and had to wait 20mins for the bill, having asked twice and the rest...

"Perfect mid trip overnight stop driving from Florence to Naples. Self serve laundromat only 1 km away - clean clothes for the rest of our crazy road trip! Arrived late after desk closed, but clear instructions were left at the friendly tavern / coffee shop right next door (I think a business partner maybe?). Limited parking but we felt safe."

"Excellent hotel! If you have a car this is a great spot. Close enough to city center by car, ample parking on site. Hotel was extremely clean and recently renovated. Staff was wonderful and very helpful/accomodating. Would definitely stay here again! :)"

"The property expirience does not match pictures on expedia. We didn't get property as it was on picture when I made booking on expedia.it. On my request they gave me apropriate apartment but in 10pm! they asked me to pay full price of that apartment although I already paid most of that amount throught reservation.. on a side fact that I booked that better apartment according to pictures on expedia.. Generaly, resort in some kind of wood and looks pretty crippy..the most of apartments are pretty...

"Prior to arrival it wasn’t stated how to check in. The building is above a grocery store attached to a strip mall that’s very difficult to access at first. The area was quite a ways from Rome City Center and taxis were very upset taking us out to the residence. "

"Hotel is about 20miles from the main tourist attractions in Rome. Room was clean, basic setup to sleep and shower, nothing fancy. Staff was VERY nice and accommodating. Breakfast buffet was light. A/C worked fine. Bus to the local train station stops right in front of hotel. To get from Massimino to Rome is about a ten minute bus ride to the hote then about an hour train ride into central Rome."

"1- there was no blanket in the room and there was no instruction on the room to call the reception. Air condition control was not working. Property is well built but is maintained very poorly. There were very few guests in the hotel and breakfast was auful. This is only a one star hotel."

"We added a 3rd day to our stay. The location just a bit east of Sutri is ideal for visiting Etruscan sites, though Google Maps complicated our arrival, suggesting we needed to drive kilometers past the hotel and then approach from the east. We stayed for the great service but encourage anyone who wants to discover a beautiful, less visited part of Italy to enjoy this area and all it offers making this comfortable property your base. And do yourself another favor by eating dinner at the hotel at least one night."
