Surprisingly spacious and well equipped.
A large, clean apartment with a double bedroom, bathroom (with bath) and living/kitchen area. Well located - an easy walk to all the touristy bits of town. Also well priced for the location and provisions.

Hot water issues
No hot water 2 out of 5 mornings as problems with boiler which is just not acceptable. Promised would come over within 10 mins each time to sort but I had to chase 40 mins later. I was staying for work so twice had to go without shower before leaving. The boiler needs replaced/permanently fixed as losing pressure. This would have been a great apartment if it wasn't for hot water issue.

Basic apartment near haymarket
Apartment was very basic, not the nicest one I’ve stayed in. Check-in wasn’t at the actual apartment which I hadn’t realised but it wasn’t too far away. Apartment could be doing wit modernising. Okay to stay in if you are not planning to be in it much.

Apartment was OK. Clean and basic but very expensive (probably because it was new year.) Had to call out the maintenance team as the hot water was not working but, it was soon sorted. Having an issue with fountain court as the receptionist charged me on checkin rather than taking a holding payment.(he acknowledged this was his mistake.) He was advised by his managed to refunded this at the end of the stay 'as it would be quicker for me' and was assured this would happen however, it has not. As I went to sort this out at the end of the stay i was again told it would be sorted that day and I would receive an email but, nothing as yet. Really annoying end to what was overall a pleasant stay.

Perfect place for transport to the airport from the tram! Not really close to tourist sites though. Also the place is old and not very clean. If you decide to go out to eat go to McKirdy’s steakhouse one of the nearby steaks I have had!!

Lovely Edinburgh ❤️
My overall experience while staying in Fountain Court has been very good. The property is walking distance from major tourist attractions (20 to 30 mins) and very close to Haymarket Station so connectivity isn't an issue. A very comfy and quiet place with all the basic amenities inside. Although bathroom was small in comparison with other apartments but is acceptable. A nice overall experience, will definitely recommend to others.

The location is excellent. It's near the Conference Center, Princes Street, Edinburgh Castle, and several pubs. It's also near city buses that run every few minutes, buses that travel outside the city, and buses and the tram that provides run from and to the airport. The building is old and subject to things that go wrong. We had a hot water issues, but the staff was quick to fix the problem. The staff we dealt with were excellent.

The staff was super helpful letting me checking in ealier as the room was ready! The place was immaculate, also the carpets and cutlery. No noise at all. They kept my bags after checking out. Nothing is too much for the staff and the location is brilliant. Also quick checking out as you leave the keys in a dropbox.

Loud trains all night, shaking whole apartment
Great service but terrible location. The constant noise of the train traveling underneath us! If we were made aware of this prior to booking we would have gone elsewhere. It was borderline torturous. They should have paid us to sleep here. If you do not like loud trains shaking the whole apartment as you sleep all night, probably best to avoid. Not acceptable

Overall the apartment was OK, however, when I got up for work in the morning I realised there was no hot water coming out of any taps, being in a rush to get to work I had to make do without and just go to work. On arrival at work I contacted reception to inform them. Upon receipt of my feedback, a guy called Stephen was reluctant to help in any way, rather, he informed me that because I didn't notify them at the time (which as much as I would like to waste my morning waiting for a maintenance man, I was already delayed having waited for hot water which never came out of the tap) they could do nothing, furthermore, he then went on to suggest that I was fabricating the whole thing and making it up as their 'maintenance man' had been to the apartment and suggested all was OK with the hot water - again, I don't have the time to waste sending feedback if I don't think it is necessary and nor do I have the desire to purposefully not have a shower for the sake of sending feedback but apparently the hot water had miraculously come on in the hour from my departure to arriving at work. Appalling customer service and complete lack of understanding.
